To-do list for US HomeOwner

Previously, I didn't do anything properly, which resulted in the house not being well maintained. This time, I specifically looked up information and compiled a list of what needs to be done, both for my own convenience and to provide a checklist for the new owner. I will continue to update it as new items are added.

What needs to be done each year:

  • Smoke Detector Batteries – Basically, just switch them when they call.
  • Garbage disposal – Cleaning drains to prevent blockages.
  • Tree and Branch Maintenance – Cutting tree branches to prevent squirrels and raccoons from climbing onto the roof to fight and live there.
  • Before winter arrives: Turn off outdoor water taps (ideally turn off the main water valve) to prevent pipes from bursting due to freezing in winter.

Twice a year (spring and autumn):

  • Clean Gutters – Cheap and Important
  • Wash Windows – I think this is pretty casual.
  • HVAC filters – air conditioning filters, best replaced every 1-3 months.

Service life:

  • HVAC central air conditioning: 10-15 years
  • Windows: 20-25 years
  • Roof:
    • Composition Shingles: 12-20 years.
    • Asphalt Shingles: 15-30 years.
    • Wood Shingles: 20-25 years.
    • Rubber Roofs: 30-50 years.
    • Metal Roofs: 50-75 years.

    Isn't garbage disposal and cleaning gutters the same thing?
    What if the gutter is very high? Is the price the same?
    Then, I'd like to ask if the service fee for Tree and Branch is usually quite expensive, since the tree is so tall?

      @Zach Garbage disposal is about collecting trash weekly. Cleaning the gutters is something you do on your roof; you can hire someone to do it, and it's not expensive.
      If you're going to cut down trees, ask your HOA (Household Authority of Australia). They usually have these services, and they're not very expensive.
